Project Description
The Everest team has restored the luxury Pacific Cove apartments, a Manly landmark, to its coastal best. Located directly across from Queenscliff Beach at North Steyne, Manly, this highly
exposed coastal building required extensive remedial building works to address years of salt and weather impact. Our transformation delivered a modernised façade, strengthened structure and
significantly improved long-term durability.
This complex restoration required careful and meticulous planning and coordination, as the building remained occupied and faced challenging coastal conditions. Despite these challenges,
our team delivered a watertight, structurally sound, and visually revitalised building which can now meet the needs of its owners and residents for many years to come.
Key Works Delivered
• Replacement of all window and external door suites
• Construction of 56 new concrete hobs
• Waterproofing upgrades to 28 balconies, courtyards and common areas
• Cavity flashing repairs
• Balustrade replacements
• Concrete spalling and render repairs
• Full façade repaint
• Lighting upgrades
• Demolition of the existing bin enclosure and conversion to trades parking
Aesthetic Update Works
• New dark grey roof tiles, guttering and stormwater system
• Structural modifications to Levels 1 and 2 to create new wrap-around balconies on corner units
• Superwood cladding installed to balcony soffits
• Level 4 awning redesigned to modernise the façade
Main Issues Resolved
• Water leaks and failing membranes
• Corrosion and concrete deterioration from salt spray exposure
• Inefficient, ageing doors and windows causing moisture ingress
• Outdated or non-compliant shared-area finishes
• Deteriorated façade impacting longevity and appearance
• DA works to improve street appeal
Project Delivery
The 15-month upgrade required close collaboration between the builder, architect, structural engineer and hydraulics engineer, ensuring smooth decision-making and efficient problem-
solving. A materials hoist was used to service upper levels, reducing time and manual handling.
At times we had over 35 people working on the project.
Outcome
Pacific Cove now presents a refreshed and contemporary coastal façade with improved durability, functionality and weather resistance. The team is particularly proud of the updated
architectural appearance and enhanced resident amenity across all levels.
